Construction Manager 5

Attend, participate, and lead project OAC meetings.
• Setup, lead, and participate in focus type and other type meetings as necessary.
• Prepare internal and external reports pertaining to job status.
• Perform analytical studies when necessary.

• Maintain a daily journal of all activity
Risk Management and Problem Solving:
• Plan ahead to prevent problems and resolve any emerging ones.
• Analyze, manage, and mitigate risks.
Project Execution Tools and Processes:
• Assist with any preconstruction efforts.
• Assure permit compliance for the project.
• Establish a set of tools for managing the project including planning, meeting agendas/minutes, monitoring and control of various initiatives, quick and efficient project closure, change control, procurement, quality assurance/control, project health reporting, project constraints, risk management, and monitoring internal and external project schedule.
• Review trade bid packages, contracts, and oversee procurement process.
• Help oversee the use and expenditure of general conditions and general requirements.
Budget and Timeline Management:
• Track Budgets: Ensure that the project is not in danger of costing more than expected by coordinating with the cost team weekly.
• Routinely list out all tasks on a timeline
Requirements Development and Organization:
• Establish Requirements: Create requirements for the project so that the GC not only fulfills the project scope but fulfills the actual need for the project.
• Keep the project organized: Maintain and improve the project folder structure for documents and assets, ensuring that everything created or provided for a project is in the best order possible.
• Create a Timeline: Routinely list out all tasks and plot them in a timeline and calendar, determining where things might go wrong and what to do about it if that happens.
